Buying in Dubai: Frequently Asked Questions
Can I get the visa with a mortgage?
A mortgage does not disqualify you: the DLD asks for a bank letter stating the amount paid so far and that the bank does not object to the visa.
Is the yield an average?
No. 7-9% is a range of gross rental yield for apartments in four Dubai areas, by area and project, not a citywide average. Gross means before management fees. Source: Property Monitor, August 2026.
Is the rent taxed?
Not in Dubai: the UAE does not levy personal income tax (source: the UAE government portal). In Israel, yes: Israeli residents are taxed on rental income from abroad too. Check your case with your accountant, and we will help with the review.
When do I get the visa?
When the visa depends on an apartment still under construction, it is granted only once the property meets the Dubai authorities' conditions, and sometimes that means only after the building is completed. The conditions change from time to time, so before you commit we check the current requirement for the specific property with the authorities.
