Real Estate FAQ: Buying, Selling and Renting
Do you handle rentals as well as sales?
Yes. Brokerage for both sales and rentals, plus property management for owners who would rather not handle the day-to-day running of it.
Do you handle mortgages?
No. MVOE works in real estate only. For mortgages and financing we refer you to MKOR, our sister company.

Who pays the brokerage fee, the buyer or the seller?
Brokerage fees are set in an agreement and signed in advance, and each side has its own agreement. Nothing is payable before a written agreement is signed.
What is an exclusivity agreement and how long does it last?
Exclusivity is a commitment to a single agent for a fixed period. For a residential apartment the law caps it at six months, and the date is written into the agreement.
I am buying my first apartment. What are the steps?
We start with a conversation about the area, the budget and what you need, then show properties that fit and take you through the viewings. From there: negotiation, checks, contract and handover. We are with you at every stage and explain what is happening and what comes next.
How do you decide on the asking price?
We show you deals that have closed in the area alongside the property data, and your decision follows from them. A formal valuation is the work of a licensed appraiser.
How long does it take to sell an apartment in Haifa?
It depends on the property, the asking price and demand in that particular neighborhood. In the first conversation we will give you a realistic timeline for your specific property.
Do you work across all of Haifa or in specific neighborhoods?
Across Haifa and the surrounding area - Hadar, Carmel, Neve Sha'anan, Ramat Hadar, the Krayot and more. If your property is somewhere we are less active, we will say so up front.
I have an apartment let out and I would rather not deal with it. What do you do?
Property management: finding and screening tenants, contracts, rent collection, routine maintenance and monthly reporting. You receive the yield and we handle the rest.
What is the difference between MVOE and MKOR?
MVOE is a real estate agency and MKOR is its sister company, which handles mortgages and financing. Two separate businesses in the same house. MVOE does not give financing advice and refers you to MKOR.
